INTERIOR DESIGN - THE 5 STAGES OF A PROJECT

Working with an interior designer is exciting. Your vision coming to life. The process always moves progressively through 5 stages. Each stage of the process involves a set of documentation deliverables which represent key project milestones. Whether the project is big or small, residential, commercial or retail, the DESIGN PROCESS always applies.

STAGE 1 - FEASIBILITY STAGE

The objective of this phase is to evaluate the conceptual design requirements of the project, prepare and present design concepts for preliminary review and approval.

- Establish Scope of Project

- Establish Functional and Design Criteria with Owner

- Schematic Space and/or Furnishings Plan

STAGE 2 -SCHEMATIC DESIGN

The design concept is more developed and drawn from the approved preliminary concepts presented in Phase 1. Documents are prepared which include initial space and furniture plans, lighting concepts, and concepts for colours, materials and finishes, and the selection of specific furnishings - in 2D.

STAGE 3 - DESIGN DEVELOPMENT

The next step is to refine and revise. Once the Owner selects a design direction, Atelier Lane adds detail and incorporates requested changes. These are then reviewed by Client. The Design Development phase includes the following steps:

- Revise design drawings based on feedback

- Create 3D renderings of approved design

- Atelier Lane reviews changes with Client

STAGE 4 - PRICING DOCUMENTATION

Once the basic design is developed and approved, preliminary pricing may be obtained from professional contractors. During this phase, Atelier Lane produces drawings, assists in contractor selection, distributes drawings, and receives estimates. Pricing drawings include:

- A narrative description of project scope

- Floor plans and 3D views that describe extent of demolition and new construction

- A list of specific products, fixtures, and materials to be included in the estimate as well as quantities of significant materials such as flooring, counter tops, and tile

- Instructions for preparation and itemisation of estimates to facilitate comparison

STAGE 5 - CONSTRUCTION DOCUMENTATION

Once preliminary pricing is received, the Owner may wish to adjust the project scope to satisfy budget and time constraints. Changes are incorporated and the final design is detailed. Atelier Lane will develop construction documents. Atelier Lane will decide which drawings are necessary for construction. These may include:

- Floor plans

- Interior elevations of cabinetry

- Door and window details

- Materials and fixtures lists

- General notes
